NATURE OF PREMISES

Oak Island is located near the mainland at Russells Point and is accessible only by water. Provide your own transportation to and from the island or rent a boat from local marinas. There is a built-in 3-stall boat dock at the island. Our private parking area with double boat dock is located nearby along State Route 366 at the mainland. We reserve the right to use one island boat well and a boat well and parking for one car along S.R. 366.

Our 1/3-acre island has a sandy swimming beach close to the 3-bedroom, 1 & 1/2-bath summer home. There are 2 covered patios. Furnishings include 3 double beds and 2 single rollaway beds, each with a bedspread, blanket, pillow(s), mattress pad, and a set of bed linens. Guests provide their own towels and other linens.*There is a ceiling fan in the living room, eating area, and each bedroom. A portable fan is also provided.

We provide municipal water, an electric range/oven, 2 refrigerators with freezers, and a clothes washer and dryer. We also provide a variety of cooking utensils, pans, tableware and dishes, an electric coffee maker, microwave oven, toaster, vacuum sweeper, and basic supplies for the kitchen, laundry room, and bathrooms. We reserve areas for our supplies & maintenance equipment. The local telephone company offers phone service. You are responsible for all telephone-related costs.

SUMMER SEASON - June 4 through Sept. 2, 2010:
The island is available primarily on a weekly basis from Friday through Thursday. Over a period of 30-some years, the majority of our guests have found this the most convenient 7- day period. You enjoy the full weekend without interruption from moving on or off the island.

SPRING AND FALL SEASONS - May 1 through June 3 and Sept. 3 through Sept. 30, 2010:
Weekly, weekend, and daily rentals are welcome.

RESERVATION DEPOSIT:
We must "receive" your deposit at least ten (10) days prior to the start of the rental period. Upon timely receipt of a reservation deposit equal to 1/2 the amount of the rent for the rental period (up to a maximum deposit of $1500), the specified rental period is reserved.

SUBLETTING:
Subletting a rental period is not permitted.

WHEN YOU ARRIVE:
You pay the full amount of rent upon arrival. During your stay, your reservation deposit is a security deposit for damage and extraordinary cleaning incurred to return the premises to the condition the property and home were in when you arrived. After your departure, the island is checked and any damage or loss noted. We will return your security deposit, less any deductions, as soon as practical.

RESERVATION CANCELLATION:
If you need to cancel your reservation, we will show your dates as available on our website at http://indianlake.com/island.htm. If a complete re-rental is accomplished, the reservation deposit will be refunded, less a $50 cancellation fee and costs incurred in re-renting. If a portion is re-rented, a prorated refund will be made, less the $50 cancellation fee and expenses. If no re-rental is accomplished, the reservation deposit is forfeited.

ARRIVAL AND DEPARTURE
Please note that, unlike a motel or hotel, we rent by the day rather than by the night. Staying just one (1) overnight is a 2-day rental.
At least a week before you arrive, please let us know what time you expect to be at the island. We will meet you when you arrive and familiarize you with the premises. If we cannot meet you at that time, we will arrange to provide a key for you and then meet you later at the island. Rental periods start at 1:00 PM and end at 5:00 PM. You may arrive at 1 PM or later, at your convenience. You must be completely moved off the island by 5:00 PM on the last day of your rental period.

PETS
Pets are not allowed on the island except with our approval. For any exception, there is a non-refundable pre-paid fee of $25 per pet for each week or fraction of a week that you are on the island. The fee must be paid along with the island reservation deposit.

FIRES AND OUTDOOR GRILLS
We provide an outdoor charcoal grill. A cast-iron fire pit is provided for use where it is located. Otherwise, open fires and campfires are not allowed and are deemed a chargeable damage. Bring your own grates, pots, pans and utensils for cooking outdoors. We provide a limited wood supply for the fire pit outdoors and for the indoor fireplace. Please be sure there are NO HOT EMBERS IN THE FIREPIT AT THE END OF YOUR RENTAL PERIOD. (Give them a really good dousing with lake water.)

RENTAL PREPARATION, MAINTENANCE, REPAIRS:
We reserve the right to access the premises during rental periods as we determine is needed to prepare, maintain, and/or repair the premises. We try to accomodate your schedule and minimize interruption of your use.
